Özel inşaat işlerinde maliyet hesaplamaları, analizi, kontrolü ve bir uygulama

Abstract

İnşaat sektörü dünyada sanayileşme ve insan nüfusunun artışına paralel olarak hızlı kentleşme ile önem kazanmıştır. Bu sektör, ülke için sadece inşaat faaliyetleri ile değil, alt yapı, iyileştirme, enerji, havaalanı, demir yolu gibi birçok yan sanayi grubu ile etkileşimli olduğundan kritik değere sahiptir. Gelişmelere hızlı uyum sağlamak aynı zamanda iş gücü istihdamının sürdürülebilmesi için de önemlidir. Geniş istihdam gücüyle büyük bir rekabet içinde olan inşaat sektörü, ülkemizde de sanayileşmenin artışıyla ekonomiye değer katmaktadır. Yurtdışında yapılan inşaat çalışmaları bu değerin ivmelenmesine yardımcı olmaktadır. Ayrıca yurtiçi kentsel dönüşüm çalışmaları, düzensiz inşaat işlerinden oluşan çarpık kentleşmenin önüne geçmiş, teknolojinin de gelişmesiyle deprem dayanımı düşük basit yapılar yerini daha modern, dayanıklı ve tasarruflu büyük yapılara bırakmıştır. Bu çalışmada, yapım türüne göre ayrılan inşaatlardan özel inşaatlarla ilgili araştırmaya yer verilmiştir. Çalışmada, İstanbul ili, Ümraniye ilçesindeki 32 daireli çift blok olan ve yaklaşık 3.295m2 üzerine inşaa edilen yapıların tek düzen hesap planında hangi hesaplar altında yer alacağı ve 1 Sıra No'lu Muhasebe Sistemi Uygulama Genel Tebliği'nde yer alan kurallar çerçevesinde hangi şekilde kayda alınması gerektiği belirtilmiştir. Ayrıca uygulamalı örneğinde inşaatın maliyet hesaplaması yapılarak analizi ve kontrolü sağlanmıştır. Anahtar Kelimeler: İnşaat, inşaat üretimi, inşaat maliyeti, muhasebe sistemi

The construction sector has came into prominence with rapid urbanization in parallel with the increase of the population and also the industrialization in the world. This sector has critical importance for country because of it interacts with both construction activities and many sub-industry groups such as infrastructure, rehabilitation, energy, airport and railway. At the same time, rapid adaptation to these developments is also important for sustaining labor force employment. The construction sector is in big competition with its large employment force. Therefore, it provides big value to the economy with the increase of industrialization in our country. Also construction works abroad help to accelerate this value.In addition, urban transformation efforts in the our country prevented the irregular urbanization of irregular construction works, and also instead of simple structures with low earthquake resistance, more modern, durable and economic structures has been built with the development of technology. In this study, research on private constructions (build and sell) of construction types is included. In study, the status of buildings which were built on about 3.295m2 which is a double block with 32 flats in Ümraniye district of Istanbul province on in the uniform chart of accounts and theyare stated how the structures should be recorded according to the rules set out in the General Communiqué on Accounting System Implementation No:1.
