Abstract
Bu çalışma ile, 2009-2014 dönemi esas alınmak suretiyle, konut talebi ile asgari ücret ve hanehalkı geliri, konut kredisi faiz oranı, konut fiyat seviyesi, konut kredisi vadesi, kredi skor puan değeri ve nihayet kredilendirme oranı arasında pozitif veya negatif yönlü bir ilişkinin varlığı ve ilişkinin derecesi ortaya konmuş; yine, konut talebi ile konut kredisi faiz oranı, konut fiyat seviyesi, konut kredisi vadesi ve nihayet kredi skor puan değeri arasında fonksiyonel bir ilişki olduğu saptanmıştır. Bu tespitler ışığında, Türkiye'de milli gelirden pay alan her bir yüzde 20'lik grubun, finansal yeterlilik bağlamında konut erişim imkanı değerlendirilmek suretiyle; konut erişim imkanı sınırlı hanehalklarına, bu imkanı sağlamaya yönelik yeni bir finansal model önerisi geliştirilmiştir. This study reveals the presence, direction and degree of the relationship between residential demand from 2009 to 2014 and the minimum wage-household income, mortgage loan interest rate, residential price level, mortgage loan terms, credit score values and lastly loan to value; and also a functional relationship among the residential demand and the minimum wage-household income, mortgage loan interest rate, residential price level, mortgage loan terms and credit score values. In the light of these findings, the study proposes a new financial model by assessing the possibility to access housing of each 20 percent having shares from the national income in Turkey in order to enable people having limited housing access to access their housing rights.
