Abstract
Likiditesinin çok düşük olması ve katma değerinin olmamasından ötürü gayrimenkul yatırımları ölü yatırımlar olarak tanımlanmaktadır. Ancak ikincil piyasalar aracılığıyla yapılacak olan gayrimenkul finansmanıyla, bu yatırımlar ölü yatırım olmaktan çıkarak, birer sermaye piyasası aracı olarak işlem görecek ve ekonomiye likidite kazandıracaktır. Bu araştırma, gayrimenkul finansmanını, Dünya'da ve Türkiye'de gayrimenkul finansman modelleri ve kuruluşları ile gayrimenkul finansmanı sağlayan kuruluşların piyasaya olan etkileri incelenmiştir. Due to the very low liquidity and lack of added value, real estate investments are defined as dead investments. However, through real estate finance, which will be realized through secondary markets, these investments will be treated as capital market instruments and provide liquidity to the economy. This research, real estate financing, real estate financing models and organizations in the world and Turkey and their impact on the market of the provider of real estate finance were examined.
