Abstract
Bu çalışmada, konut değerine etki eden nitel ve nicel özelliklerin incelenmesi ve geleneksel yöntemler ile takdir edilen değerlerin istatistiki bir yöntem olan regresyon analizi ile test edilmesi amaçlanmıştır. Sancaktepe ilçesi idari sınırları dahilinde bulunan 300 adet konutun 2017 yılı içerisinde düzenlenmiş değerleme raporu örneklem olarak seçilmiştir. Değerleme raporları; yerinde inceleme, çevre/pazar araştırmaları ve resmi kurum incelemeleri yapılarak teminat amaçlı işlemlerde kullanılmak üzere değerleme uzmanları tarafından hazırlanmıştır. Konut değerinin bağımlı değişken olarak kurgulandığı çalışmada; konum özellikleri, bina özellikleri ve konutun kendi özellikleri olmak üzere toplam 16 adet bağımsız değişken kullanılmıştır. Konut değeri ile konutun özellikleri arasındaki ilişkiler korelasyon analizi ve regresyon analizi ile incelenmiş olup bina kat sayısı, bina yaşı, arsa alanı, sokak rayiç değeri, mevcut alan, bulunduğu kat, konut tipi ve krediye uygunluk değişkenleri ile konut değeri arasında anlamlı ilişkiler olduğu gözlemlenmiştir. Çalışma sonucunda ulaşılan sonuçlar daha önce yapılan çalışmalar ile benzerlik göstermekte olup farklı bulgular da barındırmaktadır.
In this study, it is aimed to examine the qualitative and quantitative characteristics that affect housing value and to test traditional valuation methods with regression analysis. 300 sampling was selected from Sancaktepe district which collected by valuation report prepared in 2017. Valuation reports were prepared by valuation experts for on-site inspections, environmental / market researchs and official institutional inspections for collateral purposes. 16 independent variables were used in the study where housing value was constructed as a dependent variable, including location properties, building properties and own properties of the house. Relations between housing value and housing characteristics were examined by correlation analysis and regression analysis and it was observed that there were significant relationships between building number of floors, building age, land area, street value, existing area, floor, residence type and creditworthiness variables with housing value. The results obtained in the study are similar to previous studies and have different some other findings.
