Abstract
Dünyada ilk defa ABD'de ortaya çıkan ve Türkiye'de 1992 yılından itibaren sermaye piyasasında faaliyete başlayan Gayrimenkul Yatırım Ortaklıkları (GYO)'nın temeldeki kuruluş amaçları, ülkelerin konut ihtiyacını karşılamak ve planlı yapılaşmayı sağlamaktır. GYO'lar bugün tüm dünyada hem ortaklarına gelir sağlamakta hem de ülkelerin konut ihtiyacı, planlı yapılaşma ve kaçak yapılaşma gibi sorunlarına çözüm sağlamaktadırlar. GYO'ların faaliyet alanları zaman içinde değişerek büyümüş ve günümüzde konutun yanı sıra alış veriş merkezleri, oteller, hastaneler yapılmaktadır. Ayrıca, GYO'ların hisselerinin halka arzı ile küçük kaynaklar ile büyük tasarruflara ulaşılabilmekte, hisse ortaklarına pay aktarılabilmektedir. Böylelikle GYO'lar özelde sermaye piyasasına genelde ülke ekonomine katkı sağlayabilmektedirler. Ancak diğer sektörlerde olduğu gibi gayrimenkul sektöründe de GYO'ları etkileyen unsurlar ve onların faaliyet alanlarına yön veren değişkenler söz konusudur. GYO'ları etkileyen değişkenleri araştırmak amacıyla yapılan bu çalışmada literatür bilgilerinden ve mevzuattan (kanun, tebliği, karar,…vb.) yararlanılmıştır. Araştırmada GYO'ların faaliyetlerini etkileyen, piyasa değerlerini ve gelişimini etkileyen, ekonomik, politik, sosyal ve demografik, coğrafik, küresel ve yapısal unsurlara ait değişkenlerin olduğu belirlenmiştir. Çalışmanın sonunda GYO'lara yön veren bu değişkenlerin, GYO yöneticileri tarafından profesyonelce göz önünde bulundurularak, proje ve faaliyet stratejilerine yön vermelerine yönelik öneriler getirilmiştir.
Real Estate Investment Trusts (REIT) 's which in the world For the first time started to operate in the United States and since 1992 emerging in the capital markets of Turkey, fundamental purpose of the organization is to meet the housing needs of the country and to ensure planned construction. Today, REIT's provide solutions to problems as well as the housing needs of the country both income to all common and such as illegal construction and planned construction in the all Word.Operations of the REIT, grown and changed in the over time today as well as shopping centers, hotels, hospitals are made. In addition to, major savings can be achieved with small resources of the public offering of the shares of REIT's, the shares may be transferred to common shares. Thus, REIT's can contribute to the economy both in general and the private capital markets. However, REIT's are also factors affecting the real estate industry as well as in other sectors, and the variables that affect their activity is in question. İn this study was conducted to investigate the variables affecting of REIT's were used from the literature and legislation (laws, notification, decision, ... etc.). it was determined which Affecting the activities that development and affect the market value of the REIT that economic, political, social and demographic, geographic, that the variables of global and structural elements in the research. These variables that shape the REIT, , has come up with suggestions taking into consideration by professional REIT managers for strategies to manage their projects and activities at the end of the study.
